#17#R10 4BHK in 45x80 (East facing) (Requested Plan)

Requirements:
 
House is already built (65 yrs ago), There are 2 parts to the house. The front portion of 10 feet used to be for a go-down. Need a new house behind this area.

Area: 45x80
Required to build only 30x70 or 40x70. The front 10 feet is reserved for commercial purpose.
Ground Floor: Nothing to build here. Need just staircase to first floor and space for lift.
Direction: East facing
Parking: Ground floor is available for parking.
First Floor: 4BHK with Puja room (6x10). Dining area needed. 3 attached bathroom mandatory and 1 common bathroom or if possible all 4 attached bathroom (whichever is feasible).
Compound wall: Both side compound walls come inside our plot.


Ground Floor: 
- Added lift
- Added entry space for vehicles
- Added new stair case to first floor for new house
- Provided 2 entries - one for vehicles, one for people.





Version 1 : First Floor
- The area covered is 32 x 65 on first floor.
- Note: Not showing the first 10 feet. Showing only the lift here.







Version 2:
- Increased the size of the garden, by reducing the Puja room.


Version 3:
Garden area not required. Extend the Hall in that area.








Terrace:
- Note: Not showing the front 10 feet here.

#16#R9 2BHK in 30x40 (West facing) (Requested Plan)

Requirements:
House is already built (20 yrs back), but is not Vaastu Compliant. Requesting changes to make it Vaastu compliant.

Ground Floor: 2BHK
Dimension: 30x40
Direction: West facing
Parking: 1car
Compound wall: North compound wall is neighbor's.

Note: Toilet (4.4x3) in the  North-East side has low roof (height of 7feet only).

































Vaastu applied:
  • Moved Kitchen from North-East to South-East
  • Removed Toilet in South-East corner.
  • Kept window in the North- East corner.
  • Moved the bathrooms to south and west walls
  • Put a master bedroom in the South-West.
  • TV should be viewed facing East or North.


Version 2:
New requirements:
- Minimize alterations. No changes to be made to the hall.
- Need parking for 2 cars. Make it 1BHK in ground floor. Planning to build 2BHK/3BHK on first floor.
The following plan compromises on one Vaastu point - North East is covered. (with Bath & TL). But the huge window in the corridor on the North wall will bring in some light and air.








Version 3: A variation of having Duplex 3 BHK in 1st and 2nd floor.




Version 4:


1] Changed Hall to Room with attached bath room.  Vaastu: Kept the cupboard in Kuber corner.
2] Moved Kitchen to SE corner. Added a window to the kitchen facing East.
3] Changed the space in NE corner to a study room.
4] Moved the Puja shelf into Kitchen.
5] Removed the wall between Toilet and Bath in the East side.

Requirements:
Area: 30 x 45
Direction : West facing
•Ground Floor: Full Parking
•First Floor: 3 BHK 
Second & Third Floor: Duplex House - 4BHK 
For 4 BHK:
1 room on the second floor
2 bed rooms on the third floor
1 study room on third floor
Space for balcony

Just another variation for third floor




Version 3:
Requirement: Be able to view the 2nd floor from 3rd floor living room.
